Why is EuroParcs launching the new user models?
The transition to modern, uniform contracts is an important part of Horizon 2028. This is necessary because too many different contracts have emerged over the past 20 years as EuroParcs has grown (from 7 to 60 parks). This proliferation of contracts (600 different types) has led to lack of clarity and complexity, both for you as an owner and for park management. Managing so many different contracts is virtually impossible and also very labour-intensive and therefore expensive. That is why we have worked hard to create one uniform basic contract and six new user models, offering you simplicity, clarity and security. This new basic contract has been developed in careful consultation with owners, incorporating a lot of valuable feedback. The aim of this change is to maximise your security as an owner and create a better balance between the rights and obligations of both parties. The new contracts do not change your ownership rights, only your self-selected use of your property.

The pilot phase was completed in the period late 2023 and early 2024, during which EuroParcs spoke to more than 400 owners. The feedback collected from these interviews was analysed and integrated into the further development process of the usage models. EuroParcs is grateful for the valuable contributions from owners during these conversations.

You will be notified as soon as your park and personal offers are available. The specific timing for your park depends on several factors and may take a few months. We will first set up a focus group in consultation with the board of the Owners' Interest Association (BVE) to set the park rates. If there is no BVE on your park, we will take the initiative to put together a sounding board group. Please note that all new signed usage models for existing owners will only take effect from 2025.

Walk-in days are organised per park for which you will receive an invitation from the park manager. If you cannot attend one of these days, please contact your park manager to discuss the possibilities.

As soon as your offer is ready, you will receive a message from your park manager. This will explain how and where you can view your personal offer. In addition, you will find information about making an appointment for further explanation.

The new models apply to all properties, with the exception of annual pitches. However, we apply a park-by-park migration schedule. The exact contract offer is partly determined by the expected rental turnover of the property and growth expectations at the park. This may therefore vary from park to park.

The new contracts can start retroactively from 2025 if you decide to do so based on your personal offer, you can also choose to have them start from 2026, this applies to all newly signed contracts with the exception of contracts with a fixed guaranteed rental income that expire in or after 2025. Owners with a guarantee contract will be approached by EuroParcs no later than 3 months before the contract expires to discuss a new contract with the chosen user model.

We will discuss with you which agreements can be maintained and which will be cancelled. The most important factor here is whether a special agreement increases the complexity. Currently, there are many specific agreements within EuroParcs that hinder the efficiency of our operation.

The basic agreement provides an equal basis for all owners and includes updated general agreements that establish the basic relationship between you and EuroParcs. In collaboration with owners, this basic agreement was created, incorporating dozens of owners' wishes and concerns. In the new models, you sign both the basic agreement and the specific agreement for your chosen owner model. In addition to the basic agreement, EuroParcs is introducing six usage models with associated contracts.

Currently, contract migration does not apply to our annual placeholders. So no contract talks are taking place with annual placeholders. In 2025, EuroParcs will evaluate whether the benefits of the new contracts can also be realised for annual placeholders.
What are the options if, after choosing a usage model for 2025, I decide I want to change? Can I switch to a different model?

If the changed choice does not affect the rentability of accommodations, it is in principle possible to switch. However, it is important to note that in principle, existing guest bookings take precedence and a switch to a user model with less rental can only be made when the existing bookings have been completed. Switching is possible in 2025 a maximum of 3 months after signing the agreement for the duration of the already agreed contract.

Is it possible to switch between different usage models (contracts) within the set term?
Yes, if there is mutual agreement between EuroParcs and the owner, it may be possible to conclude a different usage model contract. However, in connection with the rentability, it may be that not all usage models are available. It is important to note that in principle, existing guest bookings take precedence and a change to an usage model with less rental can only take place when the existing bookings have been completed.

The aim is to make you a personalised offer where you can choose one of our new user models. To do this, we will first set up a focus group in consultation with the board of the Owners' Interest Association (BVE) to set the park fees. As soon as your personal offer is available, you will receive a message from your park manager. Of course, the park team will be ready to help you make a choice and answer your questions, there will be walk-in days where you can also talk directly.

No, the offer received is specifically tailored and based on various elements, including: (1) the expected turnover of the park, (2) the expected turnover of your holiday home based on historical results and possible preferential bookings, and (3) your current contract with EuroParcs
How does the pool model work?
How does the pool model work?
The pool model has a number of major advantages for optimising rental. In the new usage models of EuroParcs (with the exception of Active Ownership), the income of all homes on the park is pooled. This means that we add up all the income of these homes and pay out your annual share of this income. Owners with an old BEX (rental) contract are not included in the pool.
The pool share is determined on the basis of the expected rental turnover for the coming year, whereby we include several factors from previous years in this estimate.

Renting the plot involves annual costs. These costs are deducted from the owner's return if the property is rented out. Depending on the user model, rental plot costs will be charged on the annual invoice or processed directly in the offer.
Previously, the plot rent included several charges and service components. When determining the offer, we split the PSB, rental plot charges and any other charges such as ground rent. By doing so, we make the actual rental cost transparent.

There are different rules for maintenance days per model:
- Personal - free to use maintenance days as you wish.
- Premium - only to be used outside the agreed rental periods
- Holiday - maximum 10 days per year in consultation with EuroParcs
- Rental - free to use maintenance days as you wish, but maintenance days are at the expense of the 105 free points comparable to your own use. Low season this costs 1 point per day, shoulder season 3 points and high season 7 points.
- Active - free to determine by the owner
- Investment - maximum 10 days per year in consultation with EuroParcs

EuroParcs undertakes heat source maintenance because it affects the safety of the property and the park. Recent research at our parks has shown that owners have systematically failed to carry out these inspections and the necessary maintenance, or have not done so correctly, causing potentially unsafe situations for guests, our staff and (other) owners.

This varies from model to model. For example, depending on the model chosen, the rental service package is mandatory but not always charged. An overview of the purchase and payment of service costs per usage model can be found here.

In the new models, EuroParcs offers owners more extensive possibilities to use other homes within EuroParcs, both on their own park and at other locations. We evaluate annually which owner discounts we offer.

Yes, for compliance and security reasons, EuroParcs is responsible to know who is at the park and in a holiday home. We are legally obliged to do so. You can report this via the owners' portal if this concerns unknown guests, or by signing in at the park reception if you are one of the 5 key holders.

All models allow guests to be referred. In the course of 2025, the plan is to introduce a new system to reward owner referrals. For owners who make a lot of their own referrals, the Active Ownership model is interesting.
How is damage to the property and inventory dealt with during rental?
How is damage to the property and inventory dealt with during rental?
If EuroParcs finds that your recreational property is not suitable for rental, repairs may be carried out without prior consultation under certain conditions. You will be informed afterwards. This applies in the following situations:
a) If the repair costs are €250 or less.
b) If the repair costs are €1,000 or less and there is a risk of loss of income due to cancellations or reservations.
c) If repairs are required immediately due to safety risks for guests or staff.
If inventory or other items are missing, damaged or defective due to rental, EuroParcs will repair or replace them at its own expense with equivalent products up to an amount of €5,000 per incident. However, the owner is responsible for damage in the following cases:
- Damages covered by the owner's building or contents insurance
- Normal wear and tear
- Defects after the warranty period are covered
- Damages above €5000,- (if higher than this amount, EuroParcs will reimburse up to €5000,-)
- Damages that are not caused by EuroParcs tenants.

The rental pool does not take costs into account and is merely an allocation and distribution of rental income in a fairer way where it becomes easy in the future to increase total rental revenue as a joint pool. The risk that the allocated rental revenue that ultimately ends up at EuroParcs is not sufficient to cover the costs at the park lies with EuroParcs.

If you are considering making your property available to EuroParcs for rental, it may require some modifications, this may incur costs. In consultation with our park team, you can discuss the suitability of your property for possible rental. If desired, we will provide you with advice on a cosmetic upgrade or limited renovation. Consider improvements to your kitchen, bathroom or furniture package.

You must notify EuroParcs in writing before 1 December each year of which period of the high season in the coming calendar year the Recreational Property will be made available for rental.

If you do not inform EuroParcs in writing of the rental weeks in time, EuroParcs can choose to (1) maintain the standard 2 rental weeks (last week of July and first week of August) or (2) not to rent out the recreational object. If EuroParcs decides not to rent out the object, the owner is not entitled to the rental guarantee. In both cases, you are still obliged to pay all costs, including the Rental Service Package.
What information/reporting will I receive from EuroParcs with the Premium Ownership?

You will gain insight into the availability of the property so that you know when you can book it for your own use. Because with Premium Ownership, in exchange for the specified rental weeks, you receive a guaranteed amount, you will not gain insight into the details of bookings and the rental amount.

You are free to deploy your own use outside the specified and agreed rental periods. However, this must not violate local laws when it comes to recreational use. This varies per municipality. For example, a maximum of 6 months per year or a specific number of weeks closed at a time are possible restrictions.
