The rental pool: higher income opportunities for owners

With the new usage models, except for the Active Ownership model, we combine the income from all properties. This means that we add up all the income from the same types of holiday homes and pay you an annual share of this income. This has some big advantages:

  • Currently, owners' annual income varies greatly, even if their neighbor's property type is the same. This is because, for example, at the end of the high season, the neighbor has just got that one long booking and you haven't, or vice versa. Or because a long booking was unfortunately canceled at the last minute. With the pool model, these differences disappear and the annual rental income becomes more predictable.
  • EuroParcs currently only has limited options for optimizing the occupancy rate of its accommodation. This is because if we move a booking to another property, we unintentionally put the owner of the original property at a disadvantage. By pooling revenue, it no longer matters to the owners if bookings are postponed. This allows us to make better use of existing capacity, as is already common practice in other sectors, such as the hotel industry.
  • The same applies to the option of rebooking our guests to another property. This puts the owner of the holiday home for which the original booking was made at a disadvantage. Even upgrading guests free of charge can be very beneficial. Not only for the guests' experience, but also because some properties are booked out early. If we rebook guests (free of charge) to a larger property, we in turn get more capacity in the smaller properties and rental income increases for everyone.
